Padel venue development

Land into padel venues, from inception to turnkey solution.

We work with landowners, estates and clubs to take a site through feasibility, planning, construction and brand. Depending on how you want to be involved, we hand you the keys, we run it for you, or we fund it ourselves and share the revenue.

The opportunity

Padel asks very little of a site and returns a great deal more than court hire.

A court measures twenty metres by ten. Four of them, with a clubhouse and parking, sit comfortably on well under an acre. For an owner with an awkward corner, a redundant paddock or a car park earning nothing, that is an unusual combination of small footprint, real demand and a use that planning authorities increasingly recognise.

Modest footprint

Courts can be arranged around existing buildings, boundaries and access routes. Land that will not take much else will frequently take padel.

Year round trading

Covered and floodlit courts trade through the evenings and the winter, the period when most outdoor sport falls away. Utilisation is what determines the return.

Multiple income lines

Coaching, leagues, corporate events, memberships and food and drink all sit above the booking sheet. A venue is a trading business rather than a rental.

Three routes

The same venue, structured three ways.

Which route suits you comes down to two questions. Do you want to provide the capital, and do you want to run the venue once it opens. The answers determine the structure.

In summary We take the site from feasibility through planning, construction and fit out, brand the venue and hand you the keys. You own it outright and you operate it. We deliver the venue and then stay on to run it. Our team on site, our coaches, our booking and membership systems, our marketing bringing the footfall through. We fund the build at our own risk. You provide the land. We operate the venue and you take an agreed share of the revenue it produces.

Our process

Inception to turnkey solution.

Whichever route you take, the work in front of it is the same. We manage all of it and you deal with one point of contact rather than six.

01

Feasibility

Site walkover, court layout options, access and parking, and a candid view on whether the numbers stand up.

02

Planning

Pre application discussions, drawings, acoustic and lighting reports, and the application through to consent.

03

Build

Groundworks, court supply and installation, canopy or structure, lighting, clubhouse and fit out.

04

Brand

Name, identity, signage, website and booking platform, so the venue opens looking established.

05

Open

Recruitment, coaching programme, membership structure, launch events and the first season of leagues.

06

Operate

Day to day management, utilisation reporting, corporate bookings and the commercial side once trading.

Our position
We are not a court supplier. Anyone can sell you four courts and leave you with a problem. Our interest is in venues that trade well after the contractors have gone.

Tell us about the land.

Size, location and current use is enough for us to form a view. We will come back to you promptly and we would rather tell you early that a site does not work than take you round the houses.
